Thailand, Phuket, Nai Yang and Nai Yang beach, in northern Phuket.

Approximately 5 minutes from Phuket international airport.

The area is located approximately 750 metres from a wonderful beach (Nai Yang), close to a national park (which is famous for its turtles). At the beach are a few restaurants and other facilities. The beach is elongated with perfect conditions. Some minutes away by car is also the well-known Nai Thon beach.

Nai Yang Tropical Hills is located near the famous hotel Indigo Pearl.                                                                                           

Nai Yang is located within a national park but despite to that it is permitted to build here. Here are around forty smaller restaurants and a small village located. The beach is located near the airport but will not be disturbing.  

In the village you find, among other things, tailors, shopping, food shops etc. The atmosphere is quiet fulfilled and the area belongs absolutely to one of the calmest at Phuket and is also still undeveloped. A paradise if you want sun, bathing and relaxing. The wide and very delicate Nai Yang beach is located almost furthest north on the island's northwest coast, only a few kilometres from the airport, and some kilometre out in the water is Phukets biggest coral tore located, where you go by boat.

If you are lucky you can, during November to February, see big turtles crawling up in the sand and puts its eggs. The turtles can weigh up towards 400 kilos!?

If you like diving you find one of Phukets biggest coral tore outside the cost.

Golf

Vicinity to well-known master ship courses as Blue Canyon, Mission Hills, Laguna beach, Phuket country club and a majority courses in southern Phuket and not far from the courses in Kao Lak.

In the vicinity (5 minutes by car) of Nai Yang beach lies the well-known Blue Canyon country club with two courses. The courses renovates now for 50 millions USD. After the renovates we will, once more, have a tip Asian course, organizer of Johnny Walker Classic, with new facilities in five stars class. 10 minutes by car from us is Mission Hills golf course located. It is a five stars golf course which Jack Nicklaus has drawn and in the facilities is included one electricity light course for playing in the night.

Within 10 minutes are 3 of Asia's most beautiful and best golf courses. 

In addition, the area is easy hilly, with a view over the beautiful mountains and the beach

You can influence the furnishings

We put down a lot time in order to create well thought-out plan solutions and an optimum standard execution of each house. Our architects develop whole solutions where function, colour and shape harmonize. Of experience, we know that many want to put its own touch in the new house - to do its own colour and choice of equipment.

Equipment in the houses

The houses are built in good standard with tile and wood on the floors. Tile is standard in the bathrooms. Marble is an extra choice. AC in the living room is included.

Then everyone perhaps does not have the possibility to be in the houses all year we can offer leasing service. We guarantee maintain and cleaning. You can reserve on the Internet and see which weeks it is rented.

Plot booking

When you decide to buy a house and want to ensure your choice we establish an option agreement.  One week later you do your first payment of 150.000 Bath, which will be drawn off from the contract sum you pay. If you change your mind and don’t want a house, this sum will not be repaid. You can also reserve one showing trip to Thailand before you do your choice. We can offer free of charge accommodation in Nai Yang during the trip. 

Contract writing

30 days after the booking the contract writing takes place. The contract writing takes place at us, or on-the-spot in Thailand.

When you wrote contracts you receive complete construction documents and construction blueprints for your house. With contract writing you are now the owner to the plot-leasehold and have the land in Thailand as security for your payment.

The contracts that is available when purchase is a bill of sale, a contract for the land lease which registered by the authorities and an agreement for community association.

The construction work

After that you have signed the contract you will have the possibility to follow how the construction work of your house and area progresses, either via our homepage for house owners or through reserving a visit in Thailand. The construction time for the house, approximately 9-18 months depending on house type.

Costs at purchase

All prices apply in Thai Baht exclusive of Thai VAT (for the moment VAT 7%).

Bill of sale and agreements - Landlease

In Thailand, each legal person can, wherever it is a Thai, foreign person, individual or companies, own a building and own the land through a land rent (i.e. Leasehold land, unlike Freehold land) for a period of 30 years and receive this type of Leasehold land  registered at the authorities (Land Office) and inscribed in the official land documents. A land rent of this type can be extended for additional two periods, total 90 years (30+30+30) through a legal contract. Leasehold Land is the most common occurring and the safest way that foreigner acquires real estates in Thailand today.

Bill of sale and agreements - Freehold Land

Those real estates we sell can also be owned as Freehold Land, and can then be owned by Thai citizens and Thai companies. We recommend this ownership form only for Thai and for the companies that have a bigger activity and operation on-the-spot in Thailand. 

Interest association

Each area forms an interest association that common takes decisions about the daily questions on the area, outings organize and activities.

The company

The houses are bought by the Thai company Phuket Sweden Line Co Ltd. As has Swedish owners and Swedish personnel on-the-spot during the entire construction time. 

House purchases

How do you buy?

When you select house type and plot you put in a reservation fee of 150 000 Baht. (This payment is counted afterwards off from future payment at contract writing).

You decide within 30 days for what plot and house type you want to buy.

Subsequently is a bill of sale written and down payment is paid with 10% of the purchase sum.

Instalment: Up to 50% is paid within 30 days. (Reservation fee and down-payment is counted off)

Instalment: 30% when the house is during ceilings.

Final payment: 10% when take over.

The last payment of 10% when the house is registered at land office.

In our project, you own your house and lease the land.

The rent agreement is registered at the authorities for a period of 30 years, that since can be extended further in 2 periods through a legal contract. I.e. 30, 30, 30 years, total 90 years.

Financing

There is also possibility to borrow money in Thai bank, with the house and the plot as security. We can help with contacts.
